Verbal Inspections

Verbal and Visual inspections are the ideal choice if you are compromised by deadlines for auction dates or deadline sales. Or you do not require a written report.

Our inspectors use the same  duty of care for these inspections, however any photos, moisture readings, thermal images may only be for the purpose of Structsure NZ Ltd’s records, unless something deemed of a serious nature is found. Our inspectors will give our clients a full debrief of all elements inspected either via phone or in person.

Full written inspection

Comprehensive written PDF report complete with a collection of photos to support documentation.

This inspection is very thorough. With all external elements of the main dwelling and surroundings assessed and inspected. Internally all aspects are also extensively inspected including wet areas, visible plumbing fixtures and fittings, switchboards and visible power points and light switches, cooling/heating units. All aspects inspected are rated and photographed as per their condition at time of inspection.

This is the essential inspection for monolithic clad homes or homes that are known to water ingress issues. Comprehensive written PDF report complete with a collection of photos to support documentation. 

This inspection has all the features of our full written report with more emphasis on the state of joinery installation, flashing details, cladding conditions, junction details and other areas associated with water ingress issues. We use the latest equipment to help achieve the most accurate results possible whilst using non-invasive methods of inspecting.  Our inspectors will talk to you personally after the inspection regarding their findings and provide recommendations if they believe the property requires further invasive testing.

Thermal imaging 

Thermal imaging is a non-invasive technology that uses infrared cameras to detect temperature differences in building materials—helping uncover hidden issues that aren’t visible to the naked eye. This includes moisture ingress, leaks, insulation gaps, and potential electrical concerns, without the need to open up walls.

Our inspectors are ISO:9001 trained thermographers, ensuring imaging is carried out to a high professional standard. Thermal imaging is used as a screening tool to highlight areas of concern, which can then be further investigated if needed.

Drone Roof inspecting 

Drones allow inspectors to remain safely on the ground, eliminating the risk of falls. They are particularly useful for inspecting steep, fragile, or structurally compromised roofs that would be too dangerous for manual access.

Using drones improves the detail of the data collected. With 4k imaging our inspectors are able to fully assess the condition of the roof and gutters, regardless of any restrictions i.e too high to access via ladder, access to roof is obstructed.

Moisture Meter readings 

In conjunction with thermal imaging, Structure uses digital moisture meters to investigate known problem areas across the property. Any anomalies identified during imaging are further assessed to help confirm findings, quantify moisture levels, and rule out false positives. This added layer of testing provides greater clarity around the extent and severity of potential issues. Our meters are recalibrated before each inspection, ensuring accurate, consistent, and reliable readings our clients can trust.
